Since 1 April 2023, a privately rented commercial property in England and Wales generally needs an EPC rating of E or better, and that applies to existing leases, not only new ones. Below E, a landlord cannot carry on letting it unless a valid exemption has been registered, and the rules are enforced by local Trading Standards. The government has also consulted on raising the minimum for commercial property over time.

The rating itself has to come from an accredited energy assessor. What we do is the work in between: taking the assessor's recommendations, or our own survey of where the building is losing energy, and carrying out the upgrades that lift the score. On a warehouse dilapidation in Ossett that meant replacing the lighting throughout to improve the overall EPC. On an office in Leeds it meant energy-efficient timed heaters and LED panels. On an external refurbishment in Stourton, re-rendering in a thermally efficient product contributed towards the rating while fixing the water ingress we had been called in for.

Because we work across lighting, heating, roofing, cladding, glazing and render, one contractor can deliver the whole package of improvements rather than you coordinating four trades. And if the building is being refurbished or put back at the end of a lease anyway, the EPC work can go into the same programme, so it is only disrupted once.

Questions we get asked.

Do you carry out EPC assessments?

No. An EPC has to be produced by an accredited energy assessor, and we would always suggest an independent one. We carry out the improvement works the assessment recommends, and can work alongside your assessor before and after.

What is the minimum EPC rating to let a commercial property?

For privately rented commercial property in England and Wales it is currently E, and since 1 April 2023 that has applied to existing leases as well as new ones, unless a valid exemption is registered. Check your own position with your assessor or adviser, because exemptions and the detail vary by property.

Which improvements make the biggest difference?

It varies by building, which is why the assessment matters. On a lot of commercial units lighting is the quickest win, because older fittings use far more energy than modern LED. Heating, controls and the building fabric follow, and the right order depends on what the assessor finds.
