Clean cladding, a clear yard and a car park free of gum and litter make a building easier to let and a better place to work. They keep things working, too: blocked high-level gutters are behind a lot of the leaks we get called out to.

One job gives a sense of the scale we work at. At Sherburn Distribution Park, a distribution centre just short of a mile around its perimeter had been taken on by a new long-term tenant. We jet washed all four elevations, including the roller shutters and fire exit doors, over about eight weeks, working to a method agreed with the client, because the tenant operates 24 hours a day, seven days a week.

Site tidies are often about making a piece of land usable again. In Holbeck, a landlord wanted an overgrown plot cleared and turned into secure controlled parking. We gave notice to the cars already parked there, secured the perimeter through our sister companies Brownridge Transport and Barriers for Hire, and had a tree surgeon clear the overgrown trees. Then we demolished the old walls, graded the site, installed 2.4m palisade fencing, and laid a Type 1 sub-base with a compacted wearing course. Fox Doors, another of our group companies, fabricated the gate fixings on site. The landlord now has a secure plot earning a controlled income.

Can you jet wash our unit while we keep working?

Yes. We agree a method of working with you first, covering which elevations, which times and how doors and loading bays are kept clear, so a site that runs around the clock can carry on doing so.

Do you do one-off cleans or regular contracts?

Both. One-off cleans before a new tenant moves in or a building goes on the market, and scheduled visits for cladding, gutters, gum and litter on sites that need regular upkeep.

Can you remove graffiti and chewing gum?

Yes. Chewing gum and graffiti removal are both part of our cleaning service, for paving, entrances, walls and shutters.

How often should gutters be cleared?

At least once a year for most commercial buildings, and more often where there are trees nearby or on large roofs that collect a lot of debris. Autumn is the key time, after the leaves have come down and before the winter rain.

Is jet washing or steam cleaning better?

It depends on the surface and what is on it. Jet washing suits hard-wearing surfaces such as yards, car parks and cladding. High-pressure steam is better for lifting gum, grease and ingrained dirt, and for surfaces that need a gentler touch. We will recommend the right method for each area.

Do you cover our area?

We work from two offices, our head office at Hunslet in Leeds and a second in Manchester, and between them they cover a band straight across the country: the North West, all of Yorkshire and the Humber, and the north Midlands down to Stoke, Derby and Nottingham. That is our day-to-day patch and most of our work is in it. Beyond that we regularly work in the North East, Cumbria and the Central Belt, and down through the wider Midlands, East Anglia and the South East, and we have delivered projects as far as Bristol.
