Planning authorities often want to know how a project will affect wildlife and habitats before they will decide an application. An ecological site survey looks at the site, what lives there and what the work might disturb, and bats in particular are protected, so any building work that could affect a roost usually needs a bat survey. Finding that out at the start of a project is far cheaper than finding it out when the work is already booked.

Japanese knotweed is the other thing that stops projects. It grows fast, damages hard surfaces and structures, and can hold up a sale, a mortgage or a development until it is dealt with. It is covered by specific legal controls, including how the waste is handled and disposed of. We survey for it, set out a management plan, and remove it.

Because we are also a grounds and construction contractor, the work that follows a survey is not somebody else's job. Once the surveys allow it, the same team can clear the site, manage it, and carry on into the groundworks.

Questions we get asked.

Does our planning application need an ecological survey?

It depends on the site and the proposal, and the planning authority will say what it needs. Sites with trees, water, old buildings or long-undisturbed ground are the ones most likely to need one. It is worth asking early, because some surveys can only be carried out at certain times of year.

Why would we need a bat survey?

Bats and their roosts are protected by law. If work could affect a building or trees that bats might use, such as a roof or an older structure, a bat survey is often needed before the work can go ahead.

We think we have Japanese knotweed. What should we do?

Do not cut it or dig it out yourself, as that can spread it, and the waste is controlled. Get it surveyed first. We will confirm whether it is knotweed and set out how to deal with it.

Do you cover our area?

We work from two offices, our head office at Hunslet in Leeds and a second in Manchester, and between them they cover a band straight across the country: the North West, all of Yorkshire and the Humber, and the north Midlands down to Stoke, Derby and Nottingham. That is our day-to-day patch and most of our work is in it. Beyond that we regularly work in the North East, Cumbria and the Central Belt, and down through the wider Midlands, East Anglia and the South East, and we have delivered projects as far as Bristol.
