When a tenant leaves, a landlord is often left holding somebody else's office block bolted into the middle of their warehouse. That was the position here: contents, fixings and redundant electrical installations abandoned in place, and a stud-walled office taking up floor space no incoming tenant would want.
We cleared the unit completely, demolished the office block back to floor slab and redecorated the existing painted areas. The lighting was upgraded across the whole unit, which lifts the building's EPC rating. That is one of the quiet, unglamorous things that makes a unit easier to let and it is worth far more than it costs. Our sister company Fox Doors serviced the main roller shutter door while we were on site.
What the landlord got back is what they actually wanted at the end of a lease: a clean, well-lit, sealed-floor blank canvas that a prospective tenant can picture their own business inside.
