The brief.

A single 40,000 sq ft industrial building is only ever worth what one tenant will pay for it, and it is empty the day that tenant leaves. Divided properly, the same building can be let nine times over, to nine businesses, at nine rents.
That is what we delivered here, and it remains the largest floor area in our portfolio. The building was subdivided into nine separate units, each with its own access, its own roller shutter door and its own services. Cladding was stripped and replaced across the elevations, new lighting installed throughout, and the drainage altered to suit a layout the building was never originally designed for.
This is the clearest example of what we mean by landlord works: construction that changes what a building is worth, not just how it looks.
