Retail Dilapidations under JCT Contract, Pickering

We were invited to tender for this project and were subsequently awarded it. The works were carried out on behalf of the landlord and administered by a Contract Administrator under a JCT contract, so every instruction, valuation and variation went through a formal process rather than a conversation on site.

The building is a typical mid-terrace market town shop with a large flat-roofed extension added to the rear. Our remit was to strip out the previous tenant's fixtures and fittings, carry out the remedial work needed to make the unit weather tight, and create a clean blank canvas ready for a prospective new tenant. Externally that meant scaffolding, stripping and re-roofing both front and rear elevations, reducing the height of the chimney stack and repointing and capping it, repointing the front facade stonework, and re-felting the large flat roof to the rear. Internally, a new fire escape door, second fix joinery, full redecoration, an EICR electrical test with the mains board updated as a result, and new floor coverings throughout.

The interesting part was not the construction, it was the logistics. A Market Place address in a busy North Yorkshire town means every skip, every scaffold lift and every waste run has to be planned around the public and around neighbouring businesses that are still trading. That planning is the difference between a job that finishes on time and one that becomes everybody's problem.
