Project overview

This project comprised the overcladding of two industrial units at Erivan Park, Wetherby, delivered as a full turnkey solution on a fully operational, multi-occupancy site. The works focused on improving building performance, addressing end-of-life roof components, and enhancing energy efficiency and EPC outcomes via a comprehensive roof upgrade.

Scope of works

  • Overclad of two existing industrial unit roofs, retaining operations below throughout the works.
  • Installation of 200mm roof insulation to significantly improve thermal performance and support an enhanced EPC rating.
  • Removal of redundant flues and GRP rooflights to rationalise the rooftop and reduce future maintenance liabilities.​
  • Renewal of steel gutters to improve rainwater management and extend the service life of the roof drainage system.​
  • Installation of new plastisol-coated profile roof sheets to provide a durable, low-maintenance, and aesthetically consistent finish.

Delivery approach

The works were delivered as a full turnkey package, covering planning, material procurement, installation, and coordination with stakeholders until completion and handover. Particular emphasis was placed on sequencing and access planning to maintain safe operations and meet programme commitments while working over occupied premises.

Live site management

  • All works were undertaken on a live, multi-tenant industrial estate, with the site remaining fully operational throughout.​
  • Tenant access and parking within the shared yard were maintained at all times through careful phasing, segregation, and temporary traffic and pedestrian management measures.
  • Construction activities were planned to avoid disruption to tenant operations, both internally (production and office use) and externally (loading, parking, and circulation).

Outcomes and benefits

  • Enhanced roof thermal performance through 200mm insulation and new overclad system, supporting an improved EPC rating and reduced operational energy demand.
  • Replacement of aged and degraded components (GRP rooflights, gutters, redundant flues) delivered a more robust, weather-tight envelope with reduced future maintenance requirements.
  • A modern plastisol-coated profiled roof finish improved the visual appearance of the estate and extended the overall roof life expectancy.
  • All works were completed while maintaining business continuity for multiple occupiers, demonstrating effective live-site coordination and stakeholder management.
