Internal refurbishment works – Landlord and Tenant
We were invited to price for both landlord dilapidation works and tenant fit out works on behalf of a contract administrator representing both parties. The internal area consisted of ceilings that were 14m in places this required careful planning in terms of access equipment.
The space was originally two adjoining units therefore landlord works involved creating two spaces into one large unit. This briefly involved removing remaining contents, redundant M+E , installing an acoustic wall and screeding the floor thus providing a blank canvass.
Initially for tenant works we were asked to provide a price to a basic plan and spec – which involved the creation of rooms including toilets, reception area, kitchen, party room and staff areas for the proposed indoor play centre.
As works progressed a design and build approach was needed to keep moving the project forward.
In brief works consisted off.
- Creation of a first floor out of blockwork and timber joists
- Mechanical and Electrical installations; including high level lighting, heating, Sani flows, extraction, emergency lighting, fire alarm, access control and PA system.
- All first and second fix joinery Inc. bespoke reception desk and access control
- Plastering, decoration and flooring throughout.
