The unit had been occupied by a long‑term tenant and required a full refurbishment to bring it up to modern standards and align with the requirements of the incoming tenant. The brief was to deliver a high‑quality, future‑proof commercial space that met both the landlord’s asset‑value expectations and the tenant’s operational needs.
Scope of Works – Construction & Refurbishment:
- Close collaboration with the incoming tenant to tailor the internal layout and finishes to their operational requirements.
- Complete strip‑out of the existing unit back to a structural shell, including removal of all existing electrics, plumbing, partitions, ceilings and flooring.
- Installation of new electrical circuits with upgraded socket provisions, LED panel lighting, intruder alarm, fire alarm system and CCTV. All new M&E services were fully certified on completion, with cables recessed behind new plasterboard walls and ceiling grid for a clean, uncluttered finish.
- Construction of new stud and plasterboard partitions, including a modern ceiling grid system. Walls finished in a contemporary off‑white colour scheme to enhance light and spatial perception.
- Installation of new LVT flooring throughout to create a hard‑wearing, cohesive floor finish aligned with modern commercial standards.
- Redesign and re‑configuration of the internal floor plan, including:
- New DDA‑compliant toilet to meet accessibility standards.
- Purpose‑designed meeting room to support collaborative working.
- New canteen area with a Howdens kitchen installation, providing a modern, functional staff break space.
