Project Brief
We were approached by a long time client to convert one of their currently unoccupied buildings into a short – medium term office space for their growing workforce. We worked closely with the client to build and iterate the Scope of Works for this project and reach a point where the client was satisfied with the level of quality we could achieve, within a tight budgetary constraint.
The building itself was constructed in the 1800s, and had been left unoccupied for a number of years. The room was suffering from a number of key issues that needed to be addressed before internal fit out could commence:
- Leaks from the original stone roof.
- Asbestos in the floor voids and stud walls during a mid 1960s conversion.
- Penetrating damp through the dense stone wall.
- Extremely uneven and out of tolerance walls, ceilings and floors.
- Single glazed and rotted windows, beyond the point of economical repair.
- Condemned electrical installation.
- Existing foul waste tapping into rainwater goods waste.
Once the above items had been addressed, we were then able to concentrate on internal fit out:
- Electrical install, including data, small power, lighting & electric radiators.
- Water and waste supplies.
- Small tea point.
- Full decoration of walls and ceiling.
- Carpet tiles to main office and staircase.
